Issues!!

Of course in this type of economy the first thing everyone is doing is cutting costs to protect their bottom line. Property management is one of the first to go! Well I am here to tell you that decision could be very costly.

One of the main responsibilities of a property manager is to problem solve as issues arise. Issues range from a tenant being locked out, leaks, loss of heat, broken refrigerators, domestic disputes, fire, to gas leaks. A good property manager is on call (in place of you the owner) 24/7. The property manager should have all the resources to solve any issue related to the property in the timeliest and most affordable fashion. This one aspect of property management saves the owner/investors time and money.

If you are in Dutchess,Putnam or Westchester County Incline Real Property Services is ready to help you ina all aspects of property management.

Property managing for maximum property value

I recently was showing a large multi family unit to a client. The question he asked was if I thought he could pay day laborers cash to do the work needed around the building and to do weekly cleaning of the common areas. My answer was simple and as I have said before in my blogs, You MUST manage your property like a business. To be succesful in running a business you must keep excellent records to ensure maximum value if and when you need to sell. If you don’t keep good records it really devalues your business and it will do the same to the value of your property! Keep good records, pay help on the books, use licensed contractors , use property management and you will be sure to see your property values INCLINE.

One of the most intimidating  issues a landlord has to deal with is evictions. Your property manager should be able to offer this service to you for a nominal fee.
